Comprehensive rehabilitation of the main and rear façades of a multi-family residential building between party walls, located on a large plot in L’Hospitalet de Llobregat.

The street-facing façades showed widespread detachments due to the deterioration of artificial stone cladding covering floor slabs and balconies. As the large-format balcony cladding was generally in good condition and its replacement would have required rebuilding all parapets, the proposed solution involved removing only the severely deteriorated slab-edge cladding and replacing it with an EPS panel system finished with reinforced mortar and fiberglass mesh in multiple layers. The remaining cladding was repaired and reinforced using the same system.

The intervention also included new balcony pavements, coping elements, ground-floor cladding, and cleaning and water-repellent treatment of exposed brickwork. Rear façades were fully rehabilitated using lime-based mixed mortars. Roof and courtyard pavements were renewed, and the communal electrical installations were upgraded.

The works were carried out by the company Karmon 2000.

The scope of services included project design, site supervision, grant management, cost control, and quality supervision.
